- Issue title policy ensuring lender’s interest and buyer's ownership subject to disclosed encumbrances of record.
- Prepare documents necessary to consummate the title.
- Prepare and thoroughly explain the real estate process and loan documents.
- Disburse funds pursuant to settlement statement.
- Return lender’s completed loan package.
- Verify that appropriate documents have been recorded and appropriate liens have been released.
